
Builders risk and general liability are two of the most important coverages for contractors but they serve completely different purposes. Builders risk insurance covers the structure being built or renovated, along with materials on-site or in transit. If there’s damage from fire, wind, theft, or vandalism during construction, this is the policy that responds.
General liability insurance, on the other hand, is focused on third-party claims. It protects you if someone is injured on the job site or if your work causes damage to someone else’s property. For example, if a subcontractor accidentally damages a neighboring building or a visitor is injured, general liability is what helps cover legal and claim costs.
Confusing these two coverages or having one without the other can create serious financial exposure. Builders risk won’t cover liability claims, and general liability won’t pay to repair the structure you’re building. Contractors need both working together to fully protect their projects, their business, and their bottom line.
